The goals of the Highway 9/GA 400 Area plan are to: Clarify the vision and future market potential of the GA 400/Highway 9 Area, Provide additional detail to the Cit y of Milton and City of Alpharetta comprehensive plans, Offer recommendations to improve local zonin regulations and incentives for appropriate future development/redevelopment, Prioritize public improvement projects, and identify funding sources.
Key Areas are focused on: (1) A medium-scale, regional activity center envisioned as a walkable, office/multi-use center near GA 400 connected by a system of off-road bicycle and pedestrian trails, (2) A local-serving, commercial activity center near Highway 9 and Windward Parkway with an emphasis on enhanced walkability, architectural character and landscaping, (3) an extension of Downtown Alpharetta along Highway 9, providing opportunities for unique office and retail along the corridor, and (4) Two transitional areas that serve to bookend commercial and multi-use activity centers from surrounding single-family neighborhoods.

into a true boulevard, divided with a median down the center and paths encouraging bicycle and pedestrian use. The market findings in this report substantiate that the study area qualifies as a “redevelopment area” per criteria established in Georgia’s Redevelopment Powers Law. The recommendations in both the Redevelopment Plan and the West Griffin LCI Plan focus on completing the area’s network of walkways and a fundamental improvement along US 19/41 (N Expressway) to transform this corridor into a boulevard by adding a landscaped median and providing pedestrian and bicycle options.
