The goal of the LCI program is to encourage planning and investment in existing Activity Centers, integrate land use and transportation planning, and encourage the creation of more sustainable, livable communities consistent with regional development policies. The North Point LCI outlines a development vision for the future of the North Point Activity Center and a series of transportation improvements to sustain and enhance the area as a high-quality place for businesses, employees, shoppers, and residents. The plan outlines Three-character areas to guide future development of the Activity Center: (1) A mid-rise, walkable, mixed-use district along Encore Parkway from North Point Parkway to Westside Parkway; (2) Two higher access, mixed-use commercial centers at the interchanges of Georgia 400 at Mansell and Haynes Bridge Road; and (3) two transitional areas between the core of the Activity Center and surrounding areas. The City of Palmetto is located about 27 miles southwest of Downtown Atlanta. Recent “starter home” residential developments have sprung up with little to no regard for sustainability, local context, safety, or overall quality of life. Recent developments such as Serenbe in the nearby Chattahoochee Hill Country have begun to bring this area of Metro Atlanta to the forefront of desirable places to live. Formerly known as the Neon Zone, Midtown Roswell extends along Alpharetta Street from Woodstock Street to Holcomb Bridge Road. The intent of this study is to develop a Midtown Roswell Redevelopment Plan based on a citizen-defined vision for the community. City leaders will utilize this Redevelopment Plan to influence neighborhood stability, outline commercial redevelopment strategies, document street beautification plans, and improve the traffic and pedestrian safety in the corridor. It provides detailed short policy plans (1 – 3 years) while outlining mid and long-term policy priorities. More

The Atlanta Street Corridor study area encompasses all land within approximately ¼- mile of Atlanta Street (State Route 9) from the Chattahoochee River to Norcross Street, including Roswell’s historic heart. The study created the following recommendations: (1) Create a Village Identity, (2) Promote Mixed Use Developments, (3) Create Balanced Transportation Solutions, (4) Design Pedestrian-Friendly Environments, (5) Refocus and Refine Historic Preservation Efforts. The LCI Study for the CBD was completed in 2001 and established a new vision for the area. Since the vision for the CBD was established in the LCI plan in 2001, its implementation has been sporadic. Substantial streetscape improvements have been made, which add to the attractiveness of the area. However, the conversion of the existing outmoded retail centers and stand-alone retail outlets is difficult due to land costs. The study includes alternatives and recommendations to maintain the course on the LCI study for Sandy Springs. More

The Sandy Springs MARTA Station Area Plan provided herein is the result of a supplemental study grant from ARC to bring clarity and a series of strategic recommendations related to development potential in the area surrounding the Sandy Springs MARTA Station. It identifies development opportunities currently present either in the form of vacant land or underutilized land, such as surface parking lots. The outcome of these existing conditions Analysis and subsequent conversations with property owners is summarized in the Framework Plan, which identifies eight key project sites within the overall study area. While each of the eight sites are described in more detail, one site in particular – the redevelopment of the Perimeter Pointe Shopping Center – is identified as a catalytic project. The final section of the report lays out a series of recommendations related to a transit-oriented development strategy. More
