Forward Buford is the City of Buford’s 2015 Livable Centers Initiative (LCI) 10-Year Plan Update. 9 identified goals (1) Reinforce the role of Main Street as Buford’s center, (2) Provide an interconnected street system, supporting a range of route options, transportation modes, and reduced congestion, (3) Create a dignified public realm that encourages human interaction and promotes civic identity, (4) Preserve a sense of place by protecting downtown’s historic buildings and ensuring that new buildings provide qualit architecture appropriate to Buford, (5) Provide a mix of land uses within clos proximity, while protecting existing residential areas, (7) Provide well-maintained roads that facilitates the smooth flow of traffic on the community’s terms, (8) Increase the use and convenience of GC buses and the availability of bicycling in the study area; and (9) Create a cohesive, pedestrian-oriented retail environment along Main Street that functions as a unified whole, rather than a collection of parts. The Sandy Springs MARTA Station Area Plan provided herein is the result of a supplemental study grant from ARC to bring clarity and a series of strategic recommendations related to development potential in the area surrounding the Sandy Springs MARTA Station. It identifies development opportunities currently present either in the form of vacant land or underutilized land, such as surface parking lots. The outcome of these existing conditions Analysis and subsequent conversations with property owners is summarized in the Framework Plan, which identifies eight key project sites within the overall study area. While each of the eight sites are described in more detail, one site in particular – the redevelopment of the Perimeter Pointe Shopping Center – is identified as a catalytic project. The final section of the report lays out a series of recommendations related to a transit-oriented development strategy. More

The LCI Study for the CBD was completed in 2001 and established a new vision for the area. Since the vision for the CBD was established in the LCI plan in 2001, its implementation has been sporadic. Substantial streetscape improvements have been made, which add to the attractiveness of the area. However, the conversion of the existing outmoded retail centers and stand-alone retail outlets is difficult due to land costs. The study includes alternatives and recommendations to maintain the course on the LCI study for Sandy Springs. More
