The Sandy Springs MARTA Station Area Plan provided herein is the result of a supplemental study grant from ARC to bring clarity and a series of strategic recommendations related to development potential in the area surrounding the Sandy Springs MARTA Station. It identifies development opportunities currently present either in the form of vacant land or underutilized land, such as surface parking lots. The outcome of these existing conditions Analysis and subsequent conversations with property owners is summarized in the Framework Plan, which identifies eight key project sites within the overall study area. While each of the eight sites are described in more detail, one site in particular – the redevelopment of the Perimeter Pointe Shopping Center – is identified as a catalytic project. The final section of the report lays out a series of recommendations related to a transit-oriented development strategy. More

Formerly known as the Neon Zone, Midtown Roswell extends along Alpharetta Street from Woodstock Street to Holcomb Bridge Road. The intent of this study is to develop a Midtown Roswell Redevelopment Plan based on a citizen-defined vision for the community. City leaders will utilize this Redevelopment Plan to influence neighborhood stability, outline commercial redevelopment strategies, document street beautification plans, and improve the traffic and pedestrian safety in the corridor. The LCI study will allow the City to review and determine appropriate land uses and urban design options to create a mixed-use town center environment that not only supports but also encourages alternative forms of transportation. Future growth and infill development will be directed in such a manner to combat current and future transportation issues experienced in the Highway 78 corridor, including heavy pass through and commuting traffic. Lilburn must direct new development within the Town Center, while preserving its historic core, strong residential community, and reputation for quality development. Lilburn must also connect the historic downtown with the growing surrounding area. The Town Center study area is approximately 312 acres and includes two focus areas: the north focus area and the south focus area. The north focus area is a highway commercial node located at U.S. 29/Lawrenceville Highway and Killian Hill Road. The south focus area includes the historic downtown center of Lilburn. While these are two very diverse areas, they are linked by a strong residential neighborhood and a typical Georgia downtown main street. More
